Cape Town Now Has All Five of SA’s Priciest Suburbs

Cape Town dominates South Africa’s high-end property market with all five most expensive suburbs averaging over R20 million per home. The city also claims nine of the nation’s top 10 property hotspots.

Sandhurst in Sandton, Johannesburg ranked seventh nationally—dropping from fourth in 2024—but maintained its R16.5 million average price for the second consecutive year (Seeff Property Group).

So far in 2025, South Africa recorded 146 property sales above R20 million—surpassing 2024’s total—generating over R5 billion in value. Fifteen sales exceeded R50 million, including four over R100 million: two each in Clifton and Constantia. These included a R104.5 million Constantia Upper home and a R65 million Bantry Bay apartment (Seeff data).

Seeff chairman Samuel Seeff said the sales indicate wealthy buyers “are clearly signaling confidence through their investments,” highlighting Cape Town’s market strength.

Johannesburg and Sandton prices have largely stagnated, with only limited sales above R20 million. High-end Johannesburg areas now average R5 million to R10 million.

Cape Town’s top five suburbs are:
– Clifton (R25 million median)
– Bantry Bay (R23m)
– Llandudno (R21.5m)
– Constantia Upper (R21.4m)
– Bishopscourt (R20.9m)

The top 10 includes six Atlantic Seaboard suburbs, plus Higgovale, Constantia Upper, Bishopscourt, and Sandhurst as the only non-Cape entry.

Constantia lead agent Francois Venter reported prices rose 16% in Constantia Upper and 10% in Bishopscourt—both above inflation. Stock levels dropped 45%, creating “real growth for property owners.” Off-market sales are increasing as some sellers avoid public listings but remain “open to offers” (Venter statement).
